Often a powerful tool for tax-saving and wealth building especially while opportunities tend to maximize deducations & manage tax obligations.   Sharing 7 strategies to consider if purchasing real estate as part of 2024 year end tax planning:

1.  Take Advantage of Mortgage Interest Deduction for primary residences and 2nd homes if closing before year end.

Higher value properties tend to yield significant deductions especially if interest in early years is substantial.

2.  Utilize Depreciation on Rental Properties  remain valuable depreciation tax benefit by spreading cost of building(not land) over 27.5 years, claiming an annual portion.  Even if acquiring property late in the year, depreciation pro-rata on months of ownership is possible.

3. Claim RE Tax Deductions real estate taxes are deductible up to $10K if you itemize.  If paid at closing or even prepaid for upcoming year, these payments may reduce your taxable income.

4. Consider Section 1031 Exchange  if selling an investment using 1032 to defer capital gains tax may be advantageous by reinvesting proceeds into a similar or higher-valued property, defer tax liability potentially until you sell the new property. NOTE: 1031 exchanges are time sensitive, consilt tax advisor to ensure you meet deadlines with this strategy.

5.  Leverage Opportunity Zones designed to reduce capital gains or step-up in basis if held for 10+ yrs.   

6.  Document All Closing Costs such as origination fees, points paid and property taxes, can be deductible.  Keep ALTA closing statement, or contact your Real Estate Broker for copies.  

7.  Ensure Legal & Tax Documentation is in order by making sure necessary LLC, partnership or other entity paperwork's in place when buying thru a business.   Proper tax documentation for deductions is crucial.
