HOME CLOSING

As a home buyer in Pennsylvania, the closing period is crucial as multiple things happen simultaneously. If repairs are needed, can you request repairs before closing? In Pennsylvania, you have a lot of power depending on what’s in your written and signed Agreement of Sale. You can have it in documented in the signed Agreement of Sale which repairs you need to be done and by when. You can also elect to have an inspection contingency which I highly recommend. This gives you a grace period to work with the seller to request repairs that were found and documented during the inspection period. This is called the negotiation period. 

HOME NEGOTIATION

During this time, you can negotiate to determine if you or the seller will be making the repairs and if any credits are to be made. As long as you and the seller can reach a mutual agreement and have it properly documented, you can get those repairs done before closing.
