I always suggest to my buyer clients when looking for their next home in a market where inventory is low, "do not rule out a home simply because its 'days-on-market' are over 30 days". There are many different reasons why a home may not have sold in less than 30 days. For example many times sellers start out pricing a bit higher than the going rate for like-kind properties in their market place and they may be more ready to accept an offer as time marches on. Sometimes a home is sitting beyond 30 days because the decor is not appealing to the buyers' eyes. Look beyond the decor, examine the space and if all the other boxes are checked, make an offer. Decor will change to your style and taste once you become its owner.
