"Understanding Your Debt-to-income (DTI) ratio"

Your debt-to-income DTI ratio compares your monthly debt payments to monthly income.  Mortgage lenders use this important financial measure to evaluate your ability to manage your current debts while taking on a new mortgage payment.

DTI below 35% is generally considered ideal, but having a higher ratio doesn't automatically dissqualify you from buying a home.  Many loan programs allow high DTI's, depending on factors such as creit shore, savings and overall financial profile.

If your DTI is perhaps on high side, consider paying down existing debt, avoiding new credit obligations, or increasing your income before applyhing for a mortgage.  These steps can improve chances of loan approval and help qualify for more favorable loan terms.
